A Happy New Year from Gunnison Valley
Despite the lack of snow this year, the mountain is still busy. I am sure we will have a crowd at the torchlight parade and fireworks tonight!
As we reflect on the year in real estate, Gunnison Valley demonstrated predictable growth. In 2025, there were 368 residential sales, up from 359 the prior year, with sales volume increasing by more than $12 million. Gunnison County also recorded 181 land sales, totaling $96,938,298 in volume. While the market experienced periodic lulls, overall activity points to a consistent increase in both transaction count and sales volume.
More than the numbers, several projects display a shift in Gunnison Valley. Residents expect both Starview and Lower Verzuh Ranch tracts to be developed, and we anticipate these developments will add hundreds more houses and people to the area. Additionally, the Elevation Hotel is moving forward with its renovation and transformation into The Beckwith, an upscale condo complex with a ski club and reduced hotel rooms. We have also seen an increase in luxury property listings that exceed last year's residential record sale of $10 million, suggesting a shift towards legacy properties. Taken together, these trends indicate that real estate will continue to be a strategic long-term investment in 2026.
